Belgrade apartment search for foreigners

A Belgrade apartment search for foreigners fails on one question that no listing answers: will the landlord register your address. We ask it before you see the flat, and we negotiate the rent in Serbian before you are in the room.

In short

You tell us the budget, the area and the move-in date. We shortlist, confirm registration with each landlord, take you to the viewings, negotiate the rent on your side and read the lease. The fee is a base plus half of the agreed month's rent, which is under what an agency charges the tenant, and the agency works for the landlord.

What goes wrong when you search alone

Listings on the portals are written for locals. None of them say whether the owner will file your white card, and most owners only answer once you are standing in the kitchen. Foreigners lose weekends to viewings that were never going to work.

The second problem is price. An enquiry in English or Russian is answered with one number and an enquiry in Serbian with another, and the gap is not small. The tenant-side agent you might hire to close it is paid by the landlord too, and in the room works for the landlord.

How the search runs

The whole thing takes one to two weeks from brief to keys in a normal market, and the first step is the one that saves the rest.

  1. 1
    Brief

Budget, areas, move-in date, and what your residence application will need from the flat.

  2. 2
    Shortlist with registration confirmed

Every owner is asked, in Serbian, whether they will register you, before a viewing is booked.

  3. 3
    Viewings

We come with you. What to check in a Belgrade flat is not obvious from abroad, starting with the winter heating bill.

  4. 4
    Negotiation

The rent, the deposit and the registration clause, argued on your side, in Serbian, before you are in the room.

  5. 5
    Lease and registration

The contract read before you sign, with the clause that lets the white card be filed. Then the filing itself.

Why the fee is built the way it is

A Belgrade agency takes a full month's rent from the tenant and another from the landlord. This is a base plus half of the agreed month's rent, so it comes in under the agency at any current Belgrade rent. Agreed rent, not asking rent: the figure is one you signed, not one anyone argues about afterwards.

It includes the lease review and the viewing accompaniment, which are also sold on their own below for people who have already found the flat.

What it costs

Apartment search and negotiationHalf of the agreed rent, not the asking rent. Includes the two rows below€250 + half a month's rent
Lease review before you signIf you have already found the flat€90
Accompaniment to viewings and signing€150
Landlord will not register youWhere the flat is already rented€120

Filing guarantee: if an application is returned or refused because of an error on our side, we correct it and refile without charging our fee again. Approval is the authority's decision, and no honest firm can guarantee it.

Frequently asked questions

Any. Most foreign clients end up in Novi Beograd, Zemun, Vracar or Dorcol, but the brief sets the area, not us. What we will say is which areas make a residence file easier, because some do.

When this is not the right route for you

  • Short-term or holiday stays. This is for a lease of six months or longer, because that is what a residence file needs.
  • You want a flat found by tomorrow. A shortlist with registration confirmed takes days, not hours, and the flats that can be had in an hour are the ones that go wrong.
  • Buying rather than renting. That is a different service with a different fee.
